Spittal Quay

We worked closely with the client's project team, and council representatives, to deliver a scheme that would gain approval following previous refusals. Our design was approved and maximized the clients GDV beyond their initial forecasts.

We faced several restrictions due to the waterfront location, and existing services that ran through the site. The development site was particularly contentious due to it’s prominence in the local area, and relationship to built heritage assets. Upon joining the project, we immediately revised the site plan to create private gardens and balconies overlooking the jetty and waterfront, which were to previously be parking. This change also allowed us to create a communal landscaped garden to increase amenity and cache among buyers, ultimately increasing the GDV and exclusivity of the project. Our involvement took a generic and unsuccessful scheme and elevated it into a gateway development. We generated over 160 leads and dozens of qualified buyers through a development landing page, ready to generate off plan sales upon launch.

Key Outcome: Planning Permission granted
